Tax data sharing: what hosts need to know
Like other online marketplaces, mushRoom is required by law to collect hosts’ tax details and share their earnings with the tax authority once a year. This page explains what we collect, why, and who receives it.
We don’t file your tax return. You still need to declare your income to your tax authority yourself.
Why we ask
Digital platform reporting rules apply to marketplaces where people earn money, including by renting out space. In the UK, these are The Platform Operators (Due Diligence and Reporting Requirements) Regulations 2023. In the EU, they are Council Directive (EU) 2021/514, known as DAC7.
What we share
- Your name and address, and your date of birth if you’re an individual (Stripe collects these when you set up payouts)
- Your tax identification number, such as your National Insurance number or company number, and your VAT number if you have one
- The address of each space you list
- What you earned each quarter, the fees we kept, and the number of days each space was booked
Who receives it
This depends on where you live and where your space is.
| Where you live | We share it with |
|---|---|
| United Kingdom | HM Revenue & Customs (HMRC) |
| Bulgaria, Canada, Ireland, Latvia, Spain, Sweden | HMRC, which shares it with the tax authority in your country |
| Austria, Belgium, Croatia, Cyprus, Czech Republic, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Italy, Lithuania, Luxembourg, Malta, Netherlands, Poland, Portugal, Romania, Slovakia, Slovenia | The Irish Revenue Commissioners, which share it with the tax authority in your country |
| Iceland, Liechtenstein, Norway, Switzerland, United States | The tax authority in your country, where its rules require us to report |
If your space is in a different country from where you live, we may also share it with that country. These lists can change each year as countries sign new agreements.
When we share it
Once a year, by 31 January, for the previous calendar year. We’ll send you a copy of the information we shared.
What happens if I don’t add my tax details?
We’re required by law to ask for your tax details, so we’ll send you reminders. If we still don’t have them, we may pause your listings until you add them. Bookings you’ve already confirmed, and their payouts, carry on as normal.
How we keep your details safe
Your tax numbers are encrypted when we store them, and only the last four characters are ever shown. We keep this information for six years after the end of the year it relates to, as the rules require, even if you close your account.
